Cove Landing Property-owner’s Board Meeting

Agenda: 2023 Plans

Discussion Items:

1.) Former HOA President Edward Lewis notified a board member that he is unable to continue as a member of the board due to a change of job and the time restrictions of his new job. Nettie Smith formerly the Vice President of the board agreed to take the position of President.

2.) Austin Thomas reposted that dues collected last year were almost one hundred percent. Discussion ensued about the negligent dues for 2022 It was decided that those homeowners would be sent a separate invoice to collect the late dues. Invoices for 2023 were sent out the week of January 30 and should be received soon.

3.) The non-working streetlights were discussed. A call was made to Entergy January 13, 2023, to report the problem (again). There has been an ongoing issue with no response from Entergy. Nettie advised she would identify and locate all non-functioning lights. A decision was made to contact an electrician about the lights as well as four spotlights at the entrance that need attention.

4.) Discussion about large item trash collection by Brandon’s Trash Service for 2023: Last year’s collection was successful and was done at an approximate cost of $12 per lot. Brandon’s will be contacted for the service again this year.

5.) Discussion concerning aesthetics of the neighborhood and visual expectations by owner and guest based on property value: Agalia indicated that past problems ensued because the by-laws governing the authority of the board to enforce compliance with the covenants were to vague. The by-laws have not been updated since the inception of the subdivision. A decision was made that the board would seek the services of a real estate attorney to advise in the updating of the by-laws. Any proposed changes would then be brought to a vote by the homeowners in Cove Landing.

6.) A need for new board members was discussed. There are two vacant positions on the board. Since the by-laws allow members to be appointed it was determined that the current members would reach out to residents in the neighborhood who might be interested in serving.

7.) Road maintenance and repair was discussed. A decision was made to answer questions regarding road jurisdiction. The county road department will be contacted.

8.) Lawn Commander was the contractor for maintenance of the entrance in 2022. It was decided to explore the possibility of soliciting other bids for 2023.

9.) Terry Baker, as a service to the residents of Cove Landing, has continued reviewing the surveillance footage from the front entrance cameras. The current computer where the video is uploaded is now 18 years old and must be replaced. A decision was made to purchase a moderately price laptop ($400-$500) to replace the outdated computer.

10.) A letter to First State Bank is to be written updating those who are eligible to sign on the HOA account. Names to be removed: Jennifer Hubbart, Aaron Watson and Agalia Baker. New names to be added: Austin Thomas (Treasurer/Secretary), Nettie Smith (President) and Janet Fryar (Board Member).

Next meeting will be held February 16, 2023, at 6pm via Zoom.
