February 23, 2023, CLPOA Board Meeting

Agenda Discussion of January 31, 2023, minutes and New Business

Discussion Items:

Meeting adjourned at 7:20pm.

  1. The January 31,2023 minutes were approved.
  2. Austin Thomas reported that approximately half of the 2023 dues have already been collected. The deadline for 2023 Property-owners Association dues is March 31, 2023. Those owners that have not paid by the deadline will receive an invoice with a late penalty added.
  3. Nettie Smith reported that there was still one non-working light on Angelfish and one light in the circle on Salmon that works intermittently. An electrician will be contacted to determine if these lights can be fixed. The lights at the front will also be inspected by the same electrician.
  4. There was a short discussion about the Facebook post asking for volunteers to become members on the CLPOA board. There were no responses to the post.
  5. Bids for the lawn care and maintenance of the front entrance have been considered and the decision was made to engage Brandon’s Lawn Service, Inc.
  6. The new computer to be used for viewing surveillance footage from the front entrance cameras has been purchased and will be placed in service on February 24, 2023.
  7. Austin completed the letter to be given to First State Bank showing the removal of the names Agalia Baker, Jennifer Hubbart, and Aaron Watson from the CLPOA account and placing Austin Thomas, Nettie Smith and Janet Fryar as authorized signatories. Agalia agreed to take the letter to the bank and pick up signature forms.
  8. The need to revise the by-laws was discussed and each member was sent a current copy to review.
  9. Austin will set up the large item trash collection with Brandon’s Trash Service for some time early June. Postcards will be sent close to the time to remind homeowners of this opportunity.
  10. Nettie was contacted by a resident of the Cove about cables on land located off Pike Lane. It was determined this property was not Cove Landing and didn’t fall under the jurisdiction of the CLPOA Board.
  11. There was discussion on various issues related to compliance and enforcement of current covenants and restrictions. A more common-sense approach may be needed to encourage residents to maintain their property.
  12. It was suggested that the dues may need to be increased to $100 as the last time they were increased was more than ten years ago.
  13. A general meeting with the residents is tentatively scheduled for March 30. board members Agalia and Janet are going to look into finding a meeting room large enough to host all the residents of Cove Landing.
