November 1, 2011, CLPOA Board Meeting

The November 1st meeting was held at Brangus Feed Lot of Russellville at 11:30 AM

Present: Jane Witherell (vice-president), Lori Bodinger (treasurer), Ernie Enchelmayer (president) MIA: Gerald Riley, Randy Roush, Robyn Jones, & Ron Chenault

Incidentally, one item up for discussion was the composition of next year’s board.  Board members must be able to schedule time to attend meetings.  Missing once or twice in a year (or due to emergency circumstances or emergency surgery) is understandable and acceptable; missing 25% (3) or more of the meetings is not when we only (normally) meet as a board once per month…and this year, due to having to reschedule our annual meeting until March, the 2011 Board has only been meeting for seven months (since April).

1) Lori has agreed to call the church on Bradley Cove Road and ask about availability for a meeting on either the 17th or the 24th (both Tuesdays) of January from 7-9 PM. 

2) The light issue at the front may be resolved.  However, there may be a compounding issue with the wattage affecting the sprinkler system.  The board asks Gerald to please inquire with Jeff about the new wiring/boxes potentially “frying” the box regulating the sprinkler system.  A sprinkler expert claims the new wiring behind the wall has affected the sprinkler box – which was there first.  Jane is also staying on top of the lamp post issue(s) in the back.  Her update indicated that the wiring for the light post would have to be completely re-done.

3) Bidding on the upkeep of common areas is “open”.  We will take bids until our December 01 CLHOA Board meeting.  If you know of anyone bidding and they do comprehensive upkeep (like chemicals), please have them separate their bid.  One bid for mowing and weed eating and general physical maintenance and another bid for any chemical application.  The mowing/weed eating bid must include 12 feet from the road in all common areas (at ditches, such as the “T”, and places where homeowners do not generally mow).

4) The Hammond (sp?) family on Sturgeon has the 2010 award for Cove Landing Christmas decorations.  That family has the honor of picking the 2011 winner.  If they choose not to, then the CLPOA Board or its designatee(s) will choose the 2011 winner.

5) No date/time was set for putting up the Christmas lights at the front entrance.

6) Those present were unanimously in favor of retaining Carol Collins as an attorney to represent the Cove Landing Property-owner’s Association (CLPOA) in collecting dues and enforcing covenants among its members.  Ernie Enchelmayer will contact Counselor Collins and request a meeting for Tuesday, 15 November at a time/location TBA.  The Board would like for Counselor Collins to come up with an appropriate procedure – in line with the CLPOA Covenants & Restrictions – for recovering dues owed to the CLPOA members as well as a method for enforcing the covenants.

7) The Treasurer reported that 18 homeowners (those with homes on the lots) have not paid their 2011 dues.  Currently, all of the lots owned by realtors have not paid their dues. 

The Board meeting concluded at 12:35 PM.

Please note: No CLPOA dues monies are used for meals, drinks or mileage reimbursement to board members attending the monthly meetings. All board members serve voluntarily.
