December 8, 2011, CLPOA Board Meeting

The Cove Landing POA Board met on December 8, 2011, at 11:30 a.m. at Brangus Feed Lot. 

Board members present: Ernie Enchelmayer (President), Jane Witherell (Vice President), Lori Bodinger (Treasurer), Gerald Riley, and Robyn Jones (Secretary). 

The Board discussed the filing of liens on properties, and the attorney’s fees that will be associated with doing so.  Attorney Carol Collins has advised the Board that both homeowners and realtors are responsible for paying annual dues to the Cove Landing Property-owner’s Association.  Liens can be filed against properties for delinquent dues for both homeowners and realtor-owned property.  The Board has asked the Treasurer for a list of names and lot numbers that are currently delinquent to pass on to Counselor Collins to begin the process of filing liens in order to collect past due annual fees. 

Lori Bodinger, the Board’s treasurer, advised the Board that another candidate for the position of Treasurer should be sought for the 2012 year.  The Board discussed the hiring of an accountant or other eligible/interested individual to sit on the board as Treasurer, if there are no volunteers within the community of Cove Landing that may wish to serve in this position. 

Lori presented the Board with the Treasurer’s Report.  The account balance at the end of October was $7,056.65.  Lori advised the Board that an eye should be kept on the CLPOA water bill, to ensure that there is no longer water leaking from the sprinkler system at the entrance to Cove Landing and to ensure that water is not being taken from the spout by unauthorized lawn maintenance workers or other individuals. 

Some access roads to Cove Landing from Crow Mountain still need to be blocked off.  Ways of blocking these roadways was discussed, including the placement of large boulders, mounds of dirt, or fencing.  Gerald Riley advised the Board that the roads are potential security threats, as some may be using these roads as an escape from the neighborhood after participating in mischief – by way of 4-wheelers or other vehicles.  

The Board discussed raising annual dues for 2012 to compensate for the increase in expenses that the Board has seen in the past several years.  As has been stated before, utility and maintenance expenses have increased.  The addition of security cameras at the entrance has increased expenses even further.  A motion was made to raise the annual dues for homeowners and property owners to $65.00 for 2012.  All were in favor, and no one opposed.  

The annual CLPOA meeting for all of Cove Landing property-owner’s is scheduled for January 17, from 7:00-9:00 p.m.  All property-owner’s are encouraged to attend. 

The meeting was adjourned at approximately 1:00 p.m.

Please note: No CLPOA dues monies are used for meals, drinks or mileage reimbursement to board members attending the monthly meetings. All board members serve voluntarily.
